Services/capabilities
Early contractor involvement

This delivery method is at the very heart of relationship contracting. As the name suggests North would be engaged to work with the design team almost from the outset, providing valuable input on construction techniques, methodology, buildability and potential maintenance issues, all of which will directly affect the initial construction cost and long term maintenance of the building. As the design develops the budget is regularly tested by our experienced estimating team with current market pricing.

North are continually looking for potential new products that have come to market, or possible new construction methods that may have time or cost benefits. These findings are incorporated ensuring when the construction commences the best possible outcome has been achieved for the client.

Construction management

North have delivered a wide variety of projects in this method, as it provides a great deal of flexibility for the client. Based on a predetermined scope and budget North will provide a fixed fee for preliminaries, overheads and profit. The remaining trade packages are competitively priced and discussed in an “open book” format. From this point the client can choose to either fix the entire sum and move to a lump sum style delivery or proceed down a traditional construction management path.

Design & construct

The Design and Construct delivery method is usually chosen when a client understands the concept of their desired outcome and chooses to have the builder co-ordinate the design team, and incorporate their construction knowledge to deliver an efficient, practical solution.

This delivery allows the client to engage and novate a design team to North Construction or have North select a suitably qualified design team.

Lump sum contracting

North have an enviable record in this traditional style of project delivery. With the support of their core subcontractors North provide competitive lump sum pricing together with well considered project methodology and construction programmes.

Cost planning

North are happy to provide cost planning and budget advice for key repeat business clients. Our estimating team are able to apply current market rates to assist our clients in making informed choices, either as part of a feasibility process or in the initial phase of the design.
